Support for Landlords

You are a landlord seeking help and guidance on issues related to your rental property.

Way Finders works with nearly 1,200 property owners in Hampshire and Hampden counties and manages over 5,000 rental units that consist of a variety of federal and state subsidized housing programs. In order to support families who need safe, stable housing means we must also support our landlords who are so vital to our efforts.

Way Finders offers workshops and materials that cover housing laws and the obligations and responsibilities of both tenants and landlords. We also provide mediation services to resolve tenant/landlord issues. There may also financial assistance available to modify your home to accommodate the needs of specific populations.

What are your rights and responsibilities as a landlord?

As a landlord you have many rights and responsibilities from maintaining your property to properly handling a tenant’s security deposit. Fair Housing Laws

Housing discrimination is illegal under both state and federal law. Way Finders provides education, outreach, and counseling to both tenants and property owners to ensure everyone knows about their rights and responsibilities under the fair housing laws and to bring communities together. You have questions about inspections

Whether you are a current participating landlord or someone new to Way Finders Section 8 Housing Choice Vouchers program, your unit will be required to undergo and pass an inspection before receiving any State or Federal rental subsidies.

Massachusetts Chapter 151B Information

Discrimination by a landlord is prohibited

Landlords should be aware that Chapter 151B of the Massachusetts General Laws prohibits discrimination by a landlord against any tenant receiving federal, state, or local housing subsidies, including rental assistance or rental supplements, because the individual is such a recipient.

A landlord's refusal to accept emergency rental assistance, that covers the entire amount owed to the landlord, may, in some circumstances, constitute a violation of Chapter 151B.  Landlords should consult their own legal counsel for advice before declining rental assistance that covers all outstanding rent arrears.
